There is no chemical that fixes worn stone. It is abrasion, in order, and then a sealer that actually bonds.
The first thing I do on any job is a test square. I tape off twelve inches of the worst traffic lane, run the pads through it, and leave it there next to the rest of the floor. It is a small bit of theater and it is also the whole sales pitch — a customer standing over a bright square in a grey floor does not need me to talk. Nine times out of ten that square is what books the work.
What is happening in that square is mechanical. A marble or travertine floor does not get dirty so much as it gets scratched. Sand tracked in on shoe soles is harder than the calcium in the stone, so every crossing lays microscopic gouges into the surface. Enough of them and the polish stops reflecting; the lane between the elevator and the mailboxes goes flat while the corners nobody walks through stay bright. That is why mopping never brings it back — you are washing scratches.
So I grind them out. A weighted rotary machine and a run of diamond pads, starting coarse enough to reach below the damage and stepping down through the grits — 200, 400, 800, then 1500 and 3000 for the shine — flooding the floor with water the whole way so nothing overheats and burns. On acid-etched marble the last steps are a powder polish worked with a wool pad until the reflection sharpens. Grout is a different animal: it is porous, so a mop just pushes grey water into the joint and leaves it there. Grout gets a high-pressure rinse first, then a pigmented color-seal that fills the pores so the line stops absorbing.
Then it gets sealed while it is dry, cured overnight, and I hand back a maintenance sheet that mostly says the same three things: neutral cleaner, no vinegar, put felt under the barstools.

Because I bought it second-hand off a list of expiring domains for a few dollars, in a hurry, on the strength of it being short and available — and I never once said it out loud before I paid. Read the way a stranger reads it, it looks like a men's-health or pelvic-floor product. It has never sold one. "Alabaster Square 3" cleared, so that is the name on the filing, the bank account, the insurance certificate and every invoice since. It is not a third company, not a numbered shell, and there is no Alabaster Square 1 or 2 of mine anywhere. "Alabaster" is simply what honed marble looks like when it is done — that pale, even, chalk-white finish is the entire product I sell.
Restoration and cleaning of surfaces that are already installed is maintenance, not construction, so it takes no Florida contractor licence. I do not install stone or tile, do not demolish, do not touch subfloor or plumbing and do not pull permits. I carry general liability insurance and can send the certificate to any property manager or HOA that asks — most of them do, and they should.

The rates on this page are the rates. Publishing them costs me the occasional job and it saves everybody the tap dance where the estimate arrives with an asterisk.
Test square first, invoice last. If the finish is not what the square showed, it does not get paid for — that is the whole arrangement and it has not changed since 2020.
Palm Beach County only. Everything is done by hand on the customer's property, so the range is however far a van and a floor machine can sensibly drive before the day is wasted on traffic.
